UCLA and USC sit in genuinely different parts of LA with different pricing, safety profiles, and housing stock. Treating them the same is the most common mistake out-of-state parents make.

Where Students Actually Live

Beyond the immediate campus blocks, these are the neighborhoods that come up most often for both UCLA and USC students and their families.

Westwood Village
UCLA -- Walkable

The default choice for UCLA undergrads wanting to walk to class. High-rise and mid-rise apartment buildings dominate, many leased specifically to students. Premium for walkability, but it's real -- you can live without a car here.

West LA / Sawtelle
UCLA -- Value Alternative

A short drive or bus ride from UCLA at meaningfully lower rent than Westwood Village itself. Popular with grad students and upperclassmen who have a car or don't mind the commute.

University Park
USC -- Immediate Campus

Closest option to USC, heavily studentified. Quality and safety vary significantly by exact block -- this is the single most important reason to get local, current guidance before signing anything here rather than going off a map alone.

Downtown LA (DTLA)
USC -- Growing Option

A 10-15 minute drive or rideshare from USC, with newer high-rise inventory and noticeably better walkability and amenities than University Park itself. Increasingly popular with USC grad students and upperclassmen with a car.

For Parents: Buy vs. Rent

Renting

The default for most families -- lower commitment, no maintenance responsibility, and flexibility if your student transfers, studies abroad, or graduates early. Makes the most sense for a single student's 4-year window.

Buying (Condo or Small Multi-Unit)

Some families buy a condo or small property near campus -- their student lives in one unit, and remaining units or rooms are rented to other students for income. Worth real underwriting before committing, but can offset a meaningful portion of housing cost over a 4+ year hold, especially if a younger sibling will attend the same school later.
